We are located on Burnt Store Road, just 8 miles South of Punta Gorda, Florida, a charming, historic waterfront town situated on pristine Charlotte Harbor, and 25 miles north of Fort Myers. What type of community is Burnt Store Colony? We are an adult, resident-owned community for active 55+ seniors with 236 home sites. With board approval, you may purchase a home prior to age 55, but may not reside therein until one resident reaches a minimum of 55 years of age.
Shares vs. Lease Agreements? The majority of our homes include a share in the not-for-profit corporation. A share entitles the owner to a vote (one per household) and a current assessment of $272/month. If you purchase a home without a share you would enter into a lease agreement with the corporation and your current monthly assessment would be $610.00. A share is currently valued at $32,000, which you may purchase should you own a home without the share.
What Does the Assessment Cover? The assessment covers lawn service, trash pickup, road, ground and facilities maintenance, insurance and administration. All residents pay their own utilities and homeowners insurance. Shareholders pay property tax whereas property tax for leased properties is paid by the corporation.
What type of homes do you have? Most of our homes are double-wide, manufactured homes with two bedrooms and two baths, utility room, raised/screened lanai, or Florida room, covered carport and fully landscaped lots. Newer homes may have three bedrooms or two bedrooms and a den configuration.
What is there to do in the Community? Plenty! You can join neighbors and friends by the screened and heated pool, relax in the spa, play a casual game of tennis, pickle ball or shuffleboard, or work out in our well-equipped exercise room. We have organized card games, dances, dinners, craft classes and even a weight and toning program. Our banquet hall seats 240 people for our special events. The average year-round temperature is 73° and our residents enjoy the scenic countryside of the coastal area and still have all the conveniences of shopping and medical facilities nearby. Burnt Store Marina, only 2 miles away, has 525 wet slips and 400 dry slips as well as boat rentals and a waterside restaurant. Our cultural amenities include a symphony orchestra, modern malls and a unique Fishermen’s Village and Marina with fine restaurants and specialty boutiques, all within 10 miles of the community. You may golf at one of the area’s many golf courses. Residents have no trouble finding a place to drop a line with over 38 miles of natural shoreline bordering Charlotte Harbor and the Peace and Myakka rivers. The area is host to the world-famous Tarpon Fishing Tournament each spring.
